When conducting an estimate for clients, it's not uncommon to encounter hardwood flooring that has been extensively sanded, leaving very little of the wear layer intact. This is often the case in older homes, where the wood floors may have reached the limit of their sanding capacity. When the wear layer is too thin to sand again, further sanding may pose a significant risk of exposing the tongue and groove, potentially compromising the structural integrity of the floor. In such scenarios, it's important to inform the client that their options for restoring or refinishing the floor may be limited. It's crucial that we communicate this information to our clients in a clear and professional manner, and to provide alternative suggestions where possible.
Depending on the depth of wear layer left, the two alternative options are services we provide called "Light Sand and Refinish" and "Screen and Recoat". Most of the times we're suggest the screen and recoat especially if the floors cannot withstand even light sanding.

Regrettably, it's not uncommon to come across hardwood flooring that has been neglected for extended periods of time, especially in older and historic homes, but also in modern structures. Many homeowners are unaware that regular maintenance and assessment of their hardwood floors is necessary every 3 to 5 years to ensure their longevity and appearance. On numerous occasions, we have performed assessments on homes where the hardwood floors have not received proper maintenance for decades, resulting in a loss of topcoat protection and exposing the wood to moisture and environmental damage. Moisture is the primary enemy of exposed wood, as it is highly fibrous and porous, and easily absorbs and retains moisture. The result of this exposure is evident, as there is often significant darkening or blackening of the floors, which is mostly irreversible. We do our best to educate homeowners on the importance of proper maintenance and to encourage regular assessments to preserve the beauty and durability of their hardwood floors.

When hardwood floors have been damaged beyond the point of restoration, it can be a daunting experience for homeowners. However, it's important to remember that there may be options available to address the issue. It's important to first assess the extent of the damage and determine whether it is localized or widespread. If the damage is localized, replacement of specific boards may be possible, while retaining the majority of the original floor. On the other hand, if the damage is widespread, a full floor replacement may be necessary. In either scenario, it's important to choose a flooring material that is compatible with the existing floor and takes into account factors such as room use, climate, lifestyle, and personal preferences. A professional assessment by a flooring specialist can help determine the most appropriate course of action and ensure that the final result is both functional and aesthetically pleasing.
When the cost of repairs or a complete floor replacement is not feasible, a screen and recoat, also known as buff and recoat, may be a cost-effective solution to protect your hardwood floors. This process involves lightly sanding the existing surface to remove any loose or damaged wood fibers, followed by staining and then an application of a new protective coating. It's important to note that while a screen and recoat cannot restore the floors to their original condition, it can improve their appearance and extend their lifespan.
As part of the screen and recoat process, it is recommended to stain the floors a color that is close to their existing color. This helps to blend any imperfections and maintain a cohesive look throughout the space. The screen and recoat process is a budget-friendly solution that is ideal for those who want to keep their hardwood floors without incurring the cost of a full replacement or extensive repairs. Whether you are looking to improve the appearance of your hardwood floors, protect them from daily wear and tear, or simply extend their lifespan, a screen and recoat may be the right choice for you.

We do our best to set the expectations up front. Floors that are heavily damaged cannot be restored to the original perfection. We can, however, improve the appearance of them and extend their life out even further, provided that you don't mind the rustic style look in the photos above.
